Background
After 18 months of community input, the Upper Westside Masterplan was adopted by the City of Atlanta in November 2021. The Masterplan outlined a community-driven vision for the district to be a vibrant walkable, bikeable, and safe place for residents, businesses, and visitors.
Updating the district’s zoning regulations to support this vision was an identified priority in the Masterplan. Today, properties are subject to inconsistent standards for things like sidewalks, tree planting, and open space, depending on their zoning. In some places, the existing zoning supports the Masterplan’s vision. These areas are not proposed to change. However, in other places, including the I-2 (industrial) district, development and uses that do not support the community’s vision are allowed today. |
What is being proposed?
Establishing an Upper Westside Overlay District to create consistent base standards across the Upper Westside to address existing zoning deficiencies and create a transparent and predicable process.
The overlay conditions only affect commercial, multifamily, and industrial properties looking to redevelop. The Upper Westside overlay would reduce the footprint of the the Marietta Street Artery Overlay (MSAO) where it overlaps by incorporating existing MSAO requirements. The BeltLine Overlay would remain unchanged, but the new Upper Westside overlay would have a larger geography (extending further north-west) and establish procedures for how to handle any deviation from BeltLine Overlay requirements.
